Located near the Othello light rail station, Cubix Othello is a six-story modular multifamily development delivering 85 workforce housing units ranging from studios to two-bedroom layouts. Supported by the Amazon Housing Equity Fund, the project reflects a progressive approach to urban infill, combining affordability, speed to market, and thoughtful design.
As the first project to implement Jackson | Main Architecture’s reconfigurable “kit of parts,” Cubix Othello established a repeatable modular framework that supports efficient planning and future scalability. Early collaboration with the developer and modular manufacturer enabled streamlined construction strategies, including shared wet-wall systems, integrated accessibility, and optimized MEP coordination. The modular units were set in less than eight days, demonstrating the efficiency of offsite construction.
The building is designed to respond to its context, maximizing light, views, and street-level engagement while integrating resident amenities such as community space, fitness areas, and a rooftop deck. A ground-floor flex space, developed through community outreach, provides a shared resource for both residents and the surrounding neighborhood.
Cubix Othello was recognized as the NAIOP Washington Night of the Stars Winner for Multifamily Residential Urban Development (Under 100 Units) and received an Honorable Mention from the Modular Building Institute for Permanent Modular Multifamily, reinforcing its success in delivering innovative, community-focused modular housing.
